About this campground
Sale is pending. Beautiful East Texas RV Park, located on US 59. With a stately brick entry, security gate and white vinyl fencing, this park is truly eye-catching. 32 Sites with full hook-ups, 30, 50 and 110 at each site. The park was built to the highest specifications, as owner expected to retire there. Each site is individually metered as well. This approximately 25 ac. property is mostly covered with an assortment of large trees, surrounding a mature 14 ac. lake. And, yes, the lake is full of fish! Also on the property is a 4000+ sq. ft. multi-purpose brick building that would be IDEAL for any type of venue or roadside business.

It overlooks the lake and is currently being used as a Clubhouse. This building has new exterior doors, two new HVAC units, new water heaters and a large deck overlooking the lake. The Laundry (with all new machines) and Showers are adjoining the Clubhouse, (with entries from the outside, so the clubhouse could easily be used in a different way). The manager’s house is built like a safe-room; cinder block with brick on the outside. It is approximately 1200 sq ft, open concept, 2 bedrooms, 1 bath, and an office. It was completely remodeled just two years ago: All new kitchen, bath, doors, windows, paint and vinyl plank flooring throughout. Lost Lake RV Park has cash flowed since month one. Upon opening July 2023, revenue has grown continually. At this same steady pace, it will be full soon and there is plenty of room to expand. CASH FLOW: $67,780. (+++ Based on first quarter 2024 numbers.) PRICED TO SELL: $650,000.00. ($20,312.00 per site) TEXT OR EMAIL KENNY: 903-277-9999 [email protected]
