1. All notices, correspondence and inquiries made by one part to the other shall be by regular mail or email (except as provided by applicable law), sent to the address or email above, unless the receiving party has been properly notified the other party in writing of a change of address. 2. Lessee shall not use the premises for any unlawful purpose and shall not store therein any explosive or highly flammable materials except for fuel kept in fuel tanks which are an integral part of the RV, boat, trailer, or other vehicle stored in unit. 3. Lessee will maintain the property in good condition, normal wear and tear expected. Any damage to the unit, whether caused by Lessee or not shall be reported to Lessor immediately. 4. Lessee will at his expense obtain insurance on the property stored on the demised premises, and Lessor shall not be responsible for any damage, or loss of property caused by fire, water, theft, leakage, rodents, or from any hazard or cause. Whatsoever, the Lessee shall forfeit and waive any right of action that he may later acquire against the Lessor for loss or damage to his property where such loss is caused by fire or any of the hazard insured by the standard extended coverage endorsement that arises out of or is connected to the leasing of the demised premises. 5. Lessor shall have the right to enter the demised premises at reasonable times for the purpose of inspecting the condition thereof. 6. The premises shall not be used for residential premises. 7. Lessor shall have a lien on all personal property stored in the leased space for rent, labor, and other applicable charges, and for the expenses reasonable incurred in the sale of the stored property. The stored property may be sold to satisfy the lien if Lessee is in default. 8. Rent shall be paid not later than ten (10) days after due. In addition to the remedies set forth in paragraph 7 above, a late charge in the amount of $10 or 10% of the deficient amount, whichever is greater, will be assessed against the Lessee. If rent is more than 10 days past due, a lock will be placed on the unit and a $25lock removal fee will be added to the total amount owed. If moved to another lot additional fee will be added for transport. 9. After the expiration of the initial term of this lease, tenancy shall continue on a month-to-month basis subject to all other terms and conditions of this agreement. Should Lessee retain possession of the leased premises for any part of a month, rent shall be due for the entire month with no pro-ration of rent. Lessee shall be deemed to be in possession of premises until all property and trash is removed therefrom, all keys returned to Lessor, and the property is put in the same condition as when first leased, normal wear and tear expected. 10. Lessee shall give Lessor at least 30 days written notice before returning possession of the leased premises to Lessor. Should Lessee vacate the premises prior to expiration of the initial term of the lease, whether voluntarily or due to a breach of the condition hereof, Lessee shall owe rent as provided herein for any time remaining on the lease or until the unit is leased to another tenant. Lessor shall have no duty to lease premises before leasing other vacant units. 11. There will be a $25 charge added to rent due hereunder, for any returned checks. 12. In the event of default or breach of any conditions, hereof, Lessor shall recover from Lessee all costs and expenses, including reasonable attorney fees, necessary for the enforcement of this lease or for the collection of monies owed by Lessee to Lessor. 13. We do not carry insurance on your stored property.
